Guiding you home with expert legal care every step of the way.

Expert Property Transaction Services

Moving home ranks among life's most stressful experiences. The excitement of finding your perfect property can quickly be overshadowed by paperwork, legal complexities, and unexpected delays.

Without proper legal guidance, you might miss critical issues during the conveyancing process – from boundary disputes to planning restrictions that could affect your future plans for the property.

We’ve seen clients come to us after attempting to handle transactions themselves, facing costly delays or discovering serious issues after completion that could have been identified earlier.

Property chains can collapse unexpectedly, mortgage offers can expire during delays and gazumping can snatch away your dream home at the last minute.

These real challenges affect thousands of homebuyers and sellers each year, turning what should be an exciting milestone into a source of anxiety and frustration.

Michelle Savage - Head of department

Michelle is CQS accredited and brings with her in excess of 20 years experience in dealing with Conveyancing transaction including (but not limited to) sales, purchases, remortgages, transfers of equity, probate matters and shared ownership matters.

The conveyancing process covers everything from the initial property searches to the final exchange of contracts and completion.

We handle property title investigations, local authority searches, environmental checks, and liaison with mortgage lenders. We'll identify any restrictive covenants, easements, or planning issues that might affect your property use or value.

Throughout the process, we translate complex legal terms into clear advice, ensuring you fully understand each document you sign and each decision you make. Our goal is to make the legal aspects of your move as straightforward as possible.

While conveyancing fees are an essential investment in your property's legal security, we understand budget concerns. Being organised with your paperwork, responding promptly to requests for information and being realistic about timeframes all help keep costs down by avoiding delays.

At Dootsons, we offer transparent fixed fees with no hidden charges, so you'll know your costs from the outset. We also provide clear guidance on disbursements (third-party costs like search fees) early in the process, helping you budget effectively for your entire transaction.

Property transactions can face various challenges. From adverse search results revealing flood risks or contamination issues, to problems in the property chain causing delays. Title defects, boundary disputes, or missing planning permissions can also complicate matters.

Our conveyancers have seen most potential problems before and know how to address them efficiently. We identify issues early, explain them clearly, and work with all parties to find practical solutions. Our proactive approach means many potential problems are resolved before they can derail your transaction.

While the average transaction takes 8-12 weeks, every property move is unique. Factors affecting timelines include property chains, mortgage arrangements, search return times, and the complexity of any issues discovered.

Rather than making unrealistic promises, we provide honest assessments based on your specific circumstances. Your solicitor will keep you updated throughout, highlighting potential delays early and working diligently to progress matters as efficiently as possible.

Our focus is always on achieving a secure transaction rather than rushing through at the expense of proper legal checks.

Choosing Dootsons means partnering with a team that combines legal expertise with genuine care for your moving experience.

Unlike online-only services, we offer personalised support from qualified solicitors who understand both property law and the local market. We're accessible when you need us, explaining complex matters in straightforward terms and keeping you informed at every stage.
