Buying a Property

Expert legal support to make your property purchase smooth and stress-free

You’ve found it. The house that feels like home. Your offer’s been accepted, and suddenly the excitement hits you – this is really happening.

But then reality sets in. Between now and getting those keys in your hand, there’s a mountain of legal work that needs to happen perfectly. One missed detail, one overlooked issue, and your dream home could slip away – or worse, become a costly nightmare.

The Hidden Risks of Buying Without Proper Legal Support

Your deposit could be at risk if contracts aren’t handled correctly.

Your purchase could collapse weeks before completion due to undiscovered legal issues.

Your new home might come with expensive surprises – boundary disputes, planning problems, or restrictive covenants you never knew about.

Your mortgage offer could expire while you’re waiting for amateur mistakes to be fixed.

We’re not trying to scare you here.  These are real situations that happen when property purchases aren’t handled by experienced solicitors. The legal side of buying a house is complex, with strict deadlines and procedures that must be followed exactly. Miss something, and you could lose thousands of pounds, or worse, lose the house entirely.

    Frequently Asked Questions

We take care of all the legal stuff that protects you during the purchase. That means checking contracts, doing property searches, making sure the seller actually has the right to sell to you, and spotting any legal problems with the property before you buy it.

We also talk to your mortgage company, the seller's solicitor, and the estate agents to keep everything moving. Basically, we make sure you're getting exactly what you think you're paying for, with no horrible surprises later.

Most straightforward purchases take 8-12 weeks from when you hire us until you get the keys. But it really depends on how complicated your purchase is, how fast the searches come back, how quickly your mortgage gets sorted, and whether other people in the chain are ready to move.

We'll give you a realistic idea of timing based on your situation and keep you in the loop throughout. If things get delayed, we'll explain why and what we're doing about it.

We do several important searches to find any problems that might affect your property. These include local council searches (planning applications, building rules, environmental issues), water company searches, and environmental checks.

These searches can reveal important stuff – like new roads being built nearby, flood risks, or whether someone did building work without proper permission. Much better to find out about these things before you buy than after you've moved in.

If we find issues while we're investigating, we'll explain what they actually mean for you and what your options are. Sometimes problems can be sorted by negotiating with the seller – maybe they'll knock money off the price or fix the problem before you complete.

Other times, we might suggest you think twice about buying if the problems are too serious. Remember, it's far better to discover problems now than after you've already bought the place. We're here to make sure you know exactly what you're getting into.

Technically, you could do your own conveyancing, but it's incredibly risky. Property law is complicated, with strict rules and deadlines that have to be followed exactly. One mistake could cost you thousands or make your purchase fall through completely.

Most mortgage companies also insist you use a proper solicitor to protect their investment. When you think about it, buying a house is probably the biggest purchase you'll ever make – having expert legal protection just makes sense.

Apart from the house price, you'll need to budget for our legal fees, search costs, Land Registry fees, and Stamp Duty (if you have to pay it). The exact amount depends on how much your property costs and where it is.

You can see our full fee breakdown on our residential conveyancing fees page, which shows you exactly what everything costs. We're completely upfront about pricing – no hidden charges or nasty surprises.
