Residential Property Disputes
Evicting Tenants
Many landlords enjoy trouble free relationships with their tenants but sometimes tenants can become problematic. We act for a number of residential landlords to help them obtain possession of the property and recover rent arrears from their tenants.
To lawfully recover possession from a tenant who will not leave, it is necessary to obtain a court order.
It is important that the paperwork to recover possession of the property is in order so as to satisfy the Judge at any court hearing. Common errors made by landlords include mistakes in notices and court papers, failure to serve documents properly and a failure to comply with the requirements in relation to deposits. When mistakes happen, it can mean whole process has to be started again and it could take months reach the same point.
We provide a fixed fee service for residential possession proceedings.
Boundary Disputes
We act for a number of clients in relation to boundary disputes. These type of disputes can escalate and become disproportionate in relation to costs. Pragmatic and commercial advice is needed to give the parties the best possible chance of resolving the matter amicably and proportionately.
Adverse Possession Claims
It is possible to apply to the Land Registry to transfer land into your name, if you can satisfy certain criteria.
